MATT WILLIAMS

Matt Williams was initially licensed as an Oregon Real Estate Broker in 2001 after moving to Portland in 1996. He began his education in real estate by representing buyers and sellers in the Portland-Metro area and dealt primarily with homeowners selling the property they owned in an effort to buy their next property. He developed a team specializing in increasing the NET proceeds for property owners attempting to represent themselves in their home sale (FSBO’s). His goal was, and remains, to save his clients more money than they spend on commissions. His skill set in negotiation and communication is his primary area of expertise which leads to the benefits his clients experience.

In 2005 he found many of his clients investing in real estate without a reliable property manager who would deliver on the promises they made and also had the skills to make their assets perform.He then became licensed as a Principal Broker and obtained his Washington State real estate license. This enabled him to supervise other brokers and start a property management division to service this portion of his clients. He began developing the systems and strategies necessary to appropriately manage the homes and small multi-family properties owned by his client base. This same year he incorporated his team into what is now known as the Bison Properties Team.

Honing his skills in negotiation and business development, Matt created a unique service strategy within the Portland-Metro real estate market. He took his team to the next level and opened an exclusive full-service brokerage in 2009. Matt understood the need for owners to have an all-encompassing approach to real estate and began developing a team to specialize in both property management and real estate sales. This allowed Matt and his team to evaluate the highest and best use of each property without a conflict of interest. Matt’s goal was to develop a program where the Bison Properties Team could look at the property from all angles and advise the owner on the best plan for their property depending on their investment strategy.

In 2017, Matt took the Bison Properties Team over to join forces with Ron Garcia and they now work under the Garcia Group Real Estate Services umbrella. Being the real estate specialist in the industry has proven extremely valuable for Matt’s clients. There are few professionals in the real estate market with the broad scope of knowledge he provides and his skills in negotiation are invaluable. Whether working with a buyer, seller or investor Matt is committed to the best financial outcome and smoothest transaction possible for those he serves professionally.

The Bison Properties Team has recently added to the services offered to their clients and seeks partnerships and collaboration on projects for development as a long-term investment strategy. He served as the 2015 National Association of Residential Property Managers'(NARPM®), Portland-Chapter President and earned his Residential Management Professional (RMP®) designation through this national association. Matt also earned his Certified Apartment Manager (CAM®) designation in 2015 through the National Apartment Association (NAA®). He speaks to groups within the industry on topics such as business development, professionalism, marketing and industry differentiation. Matt also teaches classes and seminars on Oregon Landlord/Tenant Law and market conditions to cooperating Realtors, Brokerages and the public.
